How much does title insurance cost?

Florida sets the premium by rule, so an owner's policy costs the same at every title company in the state. What differs is who handles your file.

Rate: $5.75 per $1,000 for the first $100,000 and $5.00 per $1,000 from $100,000 to $1,000,000. Premium only; search, settlement and recording fees are itemized on your estimate. A lender's policy issued alongside an owner's policy is priced at a reduced simultaneous rate.

How To Get Started.

Most financed purchases in Palm Beach County close 30 to 45 days after contract. Cash can close in one to two weeks.

    We open the file the same day, confirm your deposit, and introduce ourselves to your agent and lender.

  2. We clear the title

    County records are searched, liens, permits and payoffs are resolved, and you receive a title commitment that spells out exactly what is covered.

  3. Closing day

    Sign at our PGA Boulevard office, at your kitchen table, or online through Remote Online Notarization. Wiring instructions are confirmed with you by phone first.

  4. Recorded and insured

    Funds disburse, the deed is recorded with the county, and your owner's policy arrives. It protects you for as long as you own the home.

What does a title company actually do?

A title company confirms that the seller has the legal right to transfer the property, finds and resolves anything that clouds ownership, holds the money in escrow, prepares and notarizes the closing documents, records the deed, and issues the title insurance policies. In practice, we are the neutral party that makes sure everyone gets what the contract promised.

Who pays for title insurance in Palm Beach County?

In Palm Beach County the seller customarily selects the title company and pays for the owner's title policy, which is different from the custom in Broward and Miami-Dade, where the buyer usually pays. That said, it is always negotiable and the contract controls. Check the title section of your FAR/BAR contract, or send it to us and we will read it with you.

How much does title insurance cost in Florida?

Florida title insurance premiums are promulgated, meaning the rate is set by the state and is the same at every title company. For an original owner's policy the rate is $5.75 per $1,000 for the first $100,000 of coverage and $5.00 per $1,000 from $100,000 to $1 million. On a $500,000 home in Jupiter or Wellington, that works out to $2,575 for the owner's policy. Settlement fees, search fees, and recording costs are separate, and we will itemize them for you up front.

What is the difference between an owner's policy and a lender's policy?

A lender's policy protects the bank's interest in the property and expires when the loan is paid off. An owner's policy protects your equity and stays in force for as long as you or your heirs own the home. If you are paying cash, the owner's policy is the one that protects you.

How long does a closing take?

Most financed purchases in Palm Beach County close 30 to 45 days after contract, driven mostly by the lender's timeline. Cash transactions can close in as little as one to two weeks once title is clear. We will give you a realistic date at the start of the file and update you if anything changes.

Where do you close?

We are licensed for any property in the state, so if your home is in Orlando, Tampa, Naples or the Keys, we can still handle the file, in person or by Remote Online Notarization. Can I close remotely if I am out of state?

Yes. Through Remote Online Notarization we can complete a fully legal Florida closing over secure video, with identity verification built in. It is popular with seasonal residents, relocating families, and anyone selling a property in the Palm Beaches from elsewhere.

How do I protect myself from wire fraud?

Wire fraud is the most common way buyers lose money at closing, and it almost always starts with an email that looks legitimate. We will never change wiring instructions by email. Before sending any funds, call our office at (561) 493-8000, using the number you already have rather than one from an email, and confirm the instructions by voice.

What should I bring to closing?

A valid, unexpired government photo ID for every person signing, your certified funds or wire confirmation, and any documents your lender asked you to bring. If a power of attorney or trust is involved, send it to us ahead of time so we can review it before closing day.
